This is exactly the kind of thing we keep finding when we get up on roofs across North Dakota. What looks like a minor issue from the ground - maybe a few rough-looking shingles - turns into something much more serious once you're actually up there. We're talking open holes through the decking, torn underlayment, exposed wood. Water has a direct path right into the structure.

The damage you're seeing here isn't subtle. Shingles are completely gone in multiple spots, the underlayment is shredded and hanging, and in at least one area the roof deck itself is fully exposed and open to the elements. Every rain event is pushing water straight into the attic and, eventually, into the living space below. That's when you start dealing with wet insulation, mold, damaged ceilings - the kind of interior damage that costs far more to fix than the roof itself.

Here's the thing about roof damage - it almost never announces itself loudly. Most homeowners have no idea anything is wrong until there's a water stain on the ceiling or worse. By that point, the damage has usually been building for a while. A straightforward roof inspection catches this stuff early, before it turns into an emergency repair or a full replacement conversation.

That's why we're still out there getting on roofs and checking for trouble spots. A roof tune-up is a simple, affordable way to stay ahead of problems like these. If your roof is a few years old, took any wind or hail recently, or you just haven't had it looked at in a while - it's worth a call. Our leak detection process is thorough, and if something needs to be fixed, we handle it.
